Seasons, weather, and land conditions determine every tour, but you can be sure we will do our best to cover every inch of your potential property!
A few quick tips for our tour: bring season-appropriate clothing; a good pair of boots for walking and boots for wet areas. Don’t worry if you can’t do too much walking. UCMLP Land Pros promise to drive you around in style!

The tour
Each tour begins with a ride around the property lines. During the ride, we will discuss any easements the property might have. While riding the property line, we can check the quality of fencing and any other barriers the property might have. We can discuss ideas and programs that will help improve the quality of your hunting property.
As we continue our tour, you’ll get the lay of the hunting property land. Having topographical maps, we will carefully analyze the landscaping and topography. Many times, previous or ongoing land management comes into question.
Landscaping is critical to attracting wildlife. UCMLP Land Pros will point out areas where deer bed down, favorite travel corridors, water sources, food sources, travel trails, and quality of cover on the property.
We’ll discuss the age of the forest, present tree species (hardwoods, pines, etc.), and any current forestry management plans in place. With the present forest, we can discuss what trees could be available for harvesting for a profit and give you information on who to contact to explore those options.
Regarding topography, we will look at what is available and gives you the best hunting advantages. Topography favorites are switchbacks; cover funnels; edges; saddles; points; and ridge lines.
Signs of Life
Bring your field glasses! We’ll determine how active the property is and what wildlife is active. We will review game camera footage, and look for buck scrapes, scat, and various game trails.
Shooting lanes, hunting blinds, and the ole’ hunting shack (if available) will be items to stop and see.
Some information about your neighbors and the hunting culture of that area may be available. Having like-minded hunting folks with conservation and longevity in mind always makes for great neighbors.
Overall impressions
After the tour, we will discuss the overall impressions of the hunting property. We’ll review the property pros and cons, and your price point with the property.
