Why Do I Need a Realtor? Part One
United Country Midwest Lifestyle Properties realtors are some of Wisconsin’s best real estate agents. We are often told folks don’t need a realtor. That having a real estate agent costs everyone more money. Why not cut out the middleman, right? WRONG!
If we had a nickel for every real estate deal gone bad by the do-it-yourselfers, we would be rich. Our answer? You DO need a realtor!
Would you go to court without a lawyer representing you and your best interests? No way! You would hire a licensed lawyer to protect your best interests, guide you through the legal system, and advise you in making important legal decisions.
When you hire a United Country Midwest Lifestyle Properties realtor, you hire someone professionally trained and state-licensed. A consummate agent of the real estate market, a home buying and selling psychologist, a realty legal navigator, and a champion of your best interests!
Hiring a realtor- your advantages as a buyer
Some folks tend to get caught up in the fact realtors get a fee for the services they provide you. How silly to think someone should not get paid for their hard work. You would not want to work for free, and neither do we! There are a multitude of advantages to hiring a realtor. Let’s talk about what services realtors provide you as a home buyer.
Agents provide their buyers with a property concierge service. You, the client, get to tell us what your price range is, your likes and dislikes are, where you would like to live, the type of home you would like (think construction type, architectural design type), amenities, and so on.
Having shared your thoughts, we go to work finding your dream home. With our realtor skills and technology, we can present properties that meet your wishes. From there, we get to be a real estate cruise director. We get to have fun touring all the homes that interest you.
Talk to me
As we visit each home, I am constantly asking you for feedback. I employ my home buyer psychology skills by analyzing the feedback. This feedback not only helps me, but it helps you decide what you like or dislike. Reality gives us a helping hand as well. Buying a home is like getting married. You need to be in love! If you don’t love the house, let’s not get married to it.
While you are narrowing down what homes you may want to make an offer on, I switch gears putting on my legal hat, and carefully research the title, looking for any covenants or easements and any back taxes owed. We want to make sure the home is legally owned and free to be sold.
All our home visits and discussions finally led us to make an offer on a home. We work together to write up an offer to purchase, submit it, and wait for a response.
Once your offer is accepted, we work with your bank or mortgage company to get your mortgage paperwork rolling and await any appraisals and inspections.
I am constantly keeping you informed of the paperwork pace and preparing for the closing. It’s my job and a pleasure to keep everything organized and on track.
That’s a wrap!
Once we hit our closing date, I review everything. All our “i’s” are dotted and “t’s” crossed! We walk into the closing with checks ready to go. You simply arrive, sign, and grab the keys!
Here is a list of all of these services we performed with no up-front pay:
