5 Things I Look For First When Walking a Property
Every piece of land tells a story.
Some tell it right away.
Others take a little digging.
When I walk a property for the first time — whether it’s for a seller, a buyer, or just checking ground — there are a few things I’m looking at right away.
Because good land isn’t just about how it looks from the road.
It’s about what it can do.
Here are five things I pay attention to first.
1. Access
This is always first.
How do you get in?
Road frontage matters, but so does internal access.
Can you move equipment easily? Can you get to stands without blowing deer out? Is there enough access to work the property effectively?
Good access can make or break how usable a property really is.
2. Habitat Potential
This is where a lot of value lives.
I’m looking at cover, bedding areas, transition lines, timber age, native grasses, and what kind of habitat improvements could make the property even better.
Sometimes a property already has great habitat.
Sometimes it has the bones to become great.
That’s important.
3. Water Sources
Water changes everything.
Creeks, ponds, springs, river frontage, wetlands — all of it matters.
Not just for wildlife, but for overall land value.
Water creates movement.
It creates life.
And buyers notice it.
4. Terrain and Layout
The way a property lays out tells you a lot.
Ridges.
Funnels.
Low ground.
High points.
Travel corridors.
A property might look average on paper, but when you walk it, you start to see how deer move, how it hunts, and how it can be improved.
That’s the difference.
5. Improvement Opportunities
This is where experience matters.
Can a food plot go here?
Should this timber be hinge cut?
Where should trails go?
Would a burn improve bedding?
Can we create better access?
A lot of buyers don’t just want land — they want potential.
And a lot of sellers don’t realize what they have.
Boots on the Ground Matters
There’s no shortcut for walking land.
Aerial maps help.
Trail cams help.
But boots on the ground will always tell you more.
That’s why I spend so much time in the field.
Because whether you’re buying, selling, or improving a property, understanding the ground is everything.
